As a unit holder, you enjoy the best location in Silver Star Mountain’s world famous Victorian village, an easy stroll to the restaurants and shopping but quiet enough for family enjoyment after a long day’s skiing. You will hold title to your own 2 bedroom suite in the form of a 99 year lease. Each suite is managed separately by Silver Star Club Resort, with over 20 years experience at Silver Star Mountain. The Chilcoot Inn operates a 350 seat conference centre, which makes these units high in demand.

WHY IS THE LOCKOFF SO IMPORTANT?

Each unit has two rental rooms– a one bedroom suite with full kitchen plus a bunkroom that sleeps 6, and a deluxe hotel room with two queen beds. Each room has a separate entrance and an adjoining door to the other room. This arrangement gives maximum flexibility for revenue and your own use. You can be in the suite with family while the deluxe room continues to earn revenue. Guests can rent rooms with 4, 6 or 10 pillows.

HOW IS THE REVENUE SPLIT?

Each unit is tracked separately, with no pooling. After deducting commissions and other sales costs, you will get 60% of the revenue, and the manager 40%. You are responsible for the ownership expenses, and management for hotel operating expense.

HOW MUCH WILL I MAKE FROM RENTALS?

Full details and income projections are in the disclosure statement. We have been in operation as a conference hotel for eight years, and have a good history of occupancy and income for these units. We will put you in direct contact with manager Wayne Roberts.

WHAT DO I HAVE TO PAY?

The ownership expenses are what you would pay if your suite was a separate property, like property taxes, insurance, building maintenance and utilities. There are also some common area and association fees. We can manage all of these for you, and you will receive a monthly accounting.

WHAT IS THE OWNER’S FEE?

When you are in your suite, you will have not only the hotel services offered to all guests such as daily maid service, but additional benefits, including ski lockers. We could charge an annual fee to all owners for this, however it would be unfair to those who use their units less than others. Your extra privileges are available year round, not just when you’re in–house.

WHAT ABOUT SUMMER?

As the host to Silver Star Mountain’s conference centre, the property is open year round– with significant summer income from conferences and conventions. Your suite is available to you on request, although restaurants and shops may not be available in the quieter seasons.
